Selling a Plumbing or Drainage Business in Australia

A buyer will test the exact plumbing, drainage, gas, roofing, fire, mechanical, civil, or building work performed and whether the required people, business credentials, records, and customer rights remain after sale.

Scope: This guide provides general business information, not legal, tax, employment, licensing, building, safety, engineering, environmental, valuation, or financial advice. Australian requirements depend on the service and the Commonwealth, state, territory, and local rules that apply. Obtain regulator confirmation and qualified advice for the actual business and transaction.

Separate the service lines before discussing value

Plumbing and drainage businesses can combine maintenance, construction, civil drainage, gasfitting, roofing, backflow, fire systems, mechanical services, design, inspection, and emergency response. These activities are not one regulatory category.

Prepare revenue, gross margin, labour, subcontractor, asset, and working-capital information by service line and jurisdiction. Identify which work is recurring, project-based, reactive, warranty-related, or dependent on one person.

This table identifies official entry points, not a complete licence determination. For every operating location, confirm the service, work scope, credential holder, business or nominee requirement, supervision, expiry, mutual-recognition position, and effect of a share or asset sale.

Build a credential and certification register

  • licence, registration, endorsement, class, and issuing authority
  • individual, contractor, company, nominee, or responsible-person holder
  • authorised work scope, conditions, geography, supervision, and expiry
  • certificates, notices, inspection, testing, and record obligations for the actual work
  • effect of an asset sale, share sale, ownership change, key-person exit, and interstate work
  • succession action, evidence, owner, dependency, and regulator confirmation

The National Construction Code provides a national technical framework, but adoption, licensing, approvals, inspections, and enforcement operate through state and territory systems.

Test contract and revenue quality

Separate signed maintenance agreements, scheduled service, emergency work, construction projects, framework arrangements, purchase orders, informal repeat work, and tender pipeline. For each material relationship, review scope, pricing, renewals, termination, assignment, change of control, retentions, variations, defects, warranties, and concentration.

Regulatory or maintenance demand can support a category of work. It does not guarantee a customer's contract, provider choice, revenue, margin, or renewal.

Prepare assets, safety, environment, and project evidence

  • vehicles, plant, excavation equipment, tools, test devices, leased assets, maintenance, and replacement plans
  • work in progress, cost to complete, variations, retentions, claims, deposits, and debtor ageing
  • safety systems, high-risk work, incidents, notices, corrective actions, and subcontractor controls
  • waste, contaminated material, asbestos, water, trade-waste, environmental, and local requirements where relevant
  • defects, callbacks, warranties, complaints, insurance notifications, and regulator correspondence

Plan people and transition before approaching buyers

Map estimating, scheduling, technical decisions, licences, certifications, customer relationships, supplier terms, safety leadership, and quality control. Assign a lawful and commercially credible successor for each owner dependency.

Use the Australian employee guide and owner-transition guide. A handover can transfer knowledge, but it cannot substitute for a required credential, regulator approval, employee process, or customer consent.

Frequently asked questions

Is plumbing licensing the same across Australia?

No. State and territory systems define the relevant practitioner, contractor, company, nominee, endorsement, and work-scope requirements.

Does the National Construction Code create one national plumbing licence?

No. The NCC is a technical framework adopted through jurisdictions. Licensing, approvals, inspections, and enforcement remain jurisdiction-specific.

Is repeat maintenance revenue contracted revenue?

Only when the documents support that description. Review scope, term, renewal, termination, pricing, assignment, service performance, and customer concentration.

What will a buyer examine in project work?

Expect review of contracts, work in progress, variations, cost to complete, retentions, claims, defects, warranties, cash conversion, and delivery capacity.
